polygons to subD's - non-quadrilateral faces

I have a polymesh with all quadrilateral faces. I then convert it to subD's, but Mental Ray still complains about non-quadrilateral faces. I see that I only have quads, and if I even take "quadrangulate", there's no difference. Shouldn't the subD's be based on the same vertices in the polymesh?
